RICS Level 3 Building Surveys
We complete detailed RICS Level 3 Building Surveys using high definition drone survey technology, the most detailed type of property survey from the RICS Home Survey Suite. If the property was built more than 100 years ago, has Listed Building status, been altered, or is in poor condition, you should choose a Building Survey.
All of our Building Surveys are completed by Chartered Building Surveyors, full professional members of the Royal Institution of Chartered Surveyors with MRICS status.
We complete Building Surveys on properties throughout London including Richmond, Kingston-upon-Thames, Fulham, Kensington and Mayfair.
An RICS Building Survey (previously known as a Structural Survey) is designed to provide the Client with expert building advice and is more comprehensive than a Homebuyer’s Survey Report.

The Cavendish Surveying Process
The survey begins in completing desktop study. We will assess building age, how each property has been built and consider changes made over time.
Before we even inspect we will complete desktop research and will refer to:
- Accessible Local Authority website planning records
- Google Earth Pro to make an assessment (including using 3D panning mode)
- Flood Risk data
- Radon Map search information and;
- British Geological Survey map data in relation to anticipated site sub soils.
Once on site we will conduct a thorough inspection of the building and the site; our inspections typically last four to five hours, sometimes more.
We will wherever possible conduct survey work of high level areas using high definition drone technology for no additional cost within our agreed fixed fee.
All our surveyors carry three metre telescopic surveyor’s ladders enabling access to roofs, roof spaces and other high level areas.
Damp meter testing is completed using Protimeter Surveymaster, a dual mode moisture meter allowing the user to distinguish between sub-surface and surface moisture.
Inspection chamber covers forming part of the below ground drainage system will be lifted where possible. We will visually assess the services installations and form an overall view in relation to their condition and whether they are likely to require upgrading or repair to achieve compliance with statute.
If a property has been altered over time, we will assess the changes and whether these achieve compliance with relevant Building Regulations.
The Report
All our reports are detailed, written in plain English and issued with annotated photographs.
An RICS Building Survey will tell you about:
- existing construction
- building condition inside and out
- advice on the problems found and likely repairs that could be needed
- highlight the most significant problems
- maintenance advice and outline possible future defects
- health and safety matters
- possible legal issues to bring to the attention of your solicitor
Bolt-On Services
We calculate detailed Budget Cost Estimates for needed repairs using tender data held on our file, BCIS rates or through engagement with building contractors. Our budget cost estimates may assist in negotiating price reductions.
